Maintenance Surveyor Jobs
A Maintenance Surveyor is responsible for recording the state of a building and what work needs to be done to 'maintain' the building at a specified level. Project and reactive maintenance are the two principal areas for maintenance surveyor jobs.
Planned Maintenance is specified work that is broken down with a specific budget allocated to it. Forms part of the 'decent homes' standard or 'Asset Management plan' and covers areas such as installation, cladding, heating and ventilation. Reactive Maintenance is concerned with property repair works. Surveyors cover a geographical area with work scheduled on a daily basis.
Knowledge of building regulations for maintenance surveying jobs
The surveyor can expect to deal with anything from replacing a cupboard door to dealing with fire damage. In this role the surveyor will carry out a Feasibility studies and the allocation of work to contractors also forms part of maintenance surveyor jobs. Candidates will typically come from a trades background and qualifications are 'by experience' although an HNC in Construction is generally required to ensure a knowledge of Building Regulations.
You must be a good communicator and have the ability to manage a busy workload. Depending on the size of the company there are generally routes into management. Within planned maintenance there is also a logical progression into Asset Management.
Due to the focus on the provision of Local Authority, Housing Association and Affordable housing, the market is candidate led and there is a steady stream for jobs for maintenance surveyors. As 2010 deadline for decent homes nears, there will s an uplift in reactive maintenance jobs as public sector companies are required to meet the KPIs to be awarded funding for further development.
